Sheriff’s Sale of Valuable Real Property

 
Located at 30851 Eden Allen Road, Eden, MD 21822

 Pursuant to a Writ of Execution issued in Case No. C-19-JG-17-000025 in the Circuit Court for Somerset County, Maryland, I have levied upon, posted, seized and attached as Sheriff of Somerset County, Maryland all the right, title, claim, estate and interest in and to the parcel of real property commonly known as 30851 Eden Allen Road, Eden, Maryland 21822 and more particularly described in that certain Deed unto John D. Robinson dated 4/27/2012 and recorded in the Land Records of Somerset County, Maryland in Deed reference 00824/00310.

 The property is described on Tax Assessment Map 0005, Parcel 0322 as containing 1.56 AC of land and is not improved by a dwelling.  I hereby give public notice that on October 30, 2017 at 1:00 p.m. I will offer for sale at public auction at the steps of the Circuit Court for Somerset County, located at 30512 Prince William Street, Princess Anne, Maryland 21853, all of the right, title, claim, estate and interest of John D. Robinson in and to the aforesaid real estate.

 Terms of Sale:  The successful bidder(s) purchases all of the right, title, claim, estate and interest of the judgment debtors and is buying subject to prior liens of record.  The parcel has not been surveyed; no representation or warranty can be made regarding acreage and neither is there any representation of being made as to title or the condition of the land or improvements.  The successful bidder(s) at the Sheriff’s Sale will take the property in “AS-IS and WHERE-IS” condition, with all the faults and defects of any kind, with no representations or warranties of any kind, including any warranty of merchantable title.  Buyers are encouraged to satisfy themselves concerning any issues of title, condition or acreage prior to the sale.

 A deposit of $3,000 tendered in Cash or Certified Check only will be required of the purchaser at the time and place of the sale.  Settlement shall occur within fifteen days of the ratification of the sale by the Circuit Court for Somerset County, time being of the essence.  The successful bidder(s) will be required to sign at the time of sale, a purchase Contract consistent with the above terms.  The deferred portion of the purchase price shall be evidenced by a Promissory Note of the buyer due at ratification of the sale by the Circuit Court for Somerset County.  All settlement costs, including, but not limited to, document preparation, recordation, transfer taxes, recording costs and title examination, unless agreed to prior to the sale with Ashley A. Bosché, Esquire, shall be the obligation of the buyer.

 All property taxes and all other public charges or assessments incurred prior to or after the sale and all other costs incident to settlement shall be paid by the purchaser.  If payment of the balance does not take place within the specified time, the property will be resold at the risk and expense of buyer.

 Neither the Somerset County Sheriff’s Office nor any of its staff makes any representations or warranties either expressed or implied with respect to ownership, condition or as to suitability of the property for any particular purpose or title of the property and shall have no liability with respect to any matter involving the sale.
